Tenant evicted, amount owed us still shows.

Hi,

Back in December we evicted a tenant. Of course, they owe us money which we won't collect.

Every month on our dashboard it says:

"You have a total of 685.00 in late payments"

I imagine I should "write off" that amount somehow, as bad debt or something, instead of having it show forever.

What's the correct way of doing that?

Hi David,

We're sorry to hear that you had to evict a tenant due to non-payment (assuming that's the reason). That being said you have two options to clear that amount. One option is just to simply delete it as it's no longer a valid payment due. Alternatively you can check the NSF checkbox in the Accounting Entry if you want to keep a record of the entry as a non-payment entry. The NSF checkbox is intentionally a misnomer in that it means a lot more than say a bounced check, we use that term simply because intuitively people understand it more easily. The idea behind the NSF checkbox is that if it's clicked the Accounting Entry will still appear in all the reports but it will be marked as invalid and it will not be added in any of the totals. So for example if there is a rent for August and it's marked as NSF then that Accounting Entry will appear in the reports but it will be grayed out and it will not be added to any of the totals for the report. It turns the Accounting Entry into more of a piece of information rather than an actual transaction.

In reality including cleaning and damage they're more like about $2k/

Glad they're gone. At any rate, I'll use the NSF checkbox.
