Parking lots

We own several parking lots as well as single/multi-residences. The lots are separate from any other property. We set the lots up in LandlordMax (11.05h) as if they were buildings with each parking space as a unit. For individual space a single space its easy to assign a "tenant" and treat them accordingly.

In several lots, however, multiple spaces are rented to a business; a credit union say; who assign them to individuals as they see fit. We bill the company with one invoice for all the spaces they rent. We set these businesses up as "Commercial" tenants thinking we could assign them multiple units (parking spaces) in the building (parking lot). LandlordMax won't let us assign multiple units like this.

What is the difference between setting up a tenant as residential versus commercial?

Hi Sherry,

In regards to your question it is not possible to assign multiple tenants to multiple lots. For that you're going to be limited to very expensive solutions, as in over 1-5 years you're easily looking at 10-20x our price. I don't know of any solution anywhere near our price range that offer this type of capability. You would may be ahead managing the parking lots in Excel, at least the allocation of parking spots, and then using LandlordMax for the accounting, etc.

In terms of commercial versus residential tenants there are a number of subtle differences. The biggest is of course that you can assign a company name and contact to a commercial tenant whereas a residential tenant will be assigned a first and last name. After that you will find the fields are subtly different, adjusted according to each. And then finally the tabbed panels will be different, for example the residential tenant will have an employers tabbed panel whereas the commercial will not have one. Each list of tabbed panel is specific to the type of tenant, the same as the fields are specific to the type of tenant.
