How to set up leases to generate correct invoices

We have university student rental properties in which the leases run for the academic year August through mid-December and January through mid-May. The students are given the option to pay the entire year's rent at once, by the semester or in 10 equal installments. Rent payments start before the lease (to ensure the student is really coming.) The lease starts (and move-in date), for example, August 16, but the first installment payment is due June 1. So the installment schedule for fall semester is June 1, July 1, August 1, September 1, October. The spring semester installments are due Nov. 1, Dec. 1, Jan. 1, Feb. 1, March 1, but again the actual lease and move-out day would be May 14th. Is there any way to record the correct lease start and end dates, and move-in and move-out dates that will allow me to generate invoices on the due dates above, or does this have to be done manually, and if so, any advice? Thanks.

Hi Karen,

Based on what you're describing this would have to be done manually. That being said I don't know of any property management software solution at any price that would offer this kind of payment scheduled in an automated way, it's just too custom to your business model. If there would be one, I would assume it would be in the $5000/year or more range, and even then I would assume you would need some kind of consulting services to set that type of scheduling up...
