Rent Entries

I'm getting set for tomorrow's rent with my new installation of LandlordMax.

Some questions...

1. In the Tenant section there is a place for rent and late fees, but not for parking, utilities, extra tenant, etc.
Does that mean that for each tenant a Scheduled Entry has to be done for each of the other charges? I think it would be easier if the Tenant area had places for other monthly regular charges.

2. I have begun entering those extra charges using Scheduled Entries. So, including rent, some of the tenants will have four Scheduled Entries. However, the first one that I created didn't appear in Suggested Entries. How do I get them to show up there? Only the rent entry shows up.

Any suggestions?

Please find the answers to your questions below:

Yes that's correct a Scheduled Entry has to be done for each of these. The problem is that as soon as you start to add too many things to the leases you overload them, which basically increases their complexity faster then most people realize, in turn making everything that much more complicated.

This is especially challenging for example if you have different utility amounts each month and so on, meaning that any value you enter in the lease information is not consistent each month, And if that's the case then you start to get tables within tables within each lease, and hence the complexity. By keeping things separated everything within the software is much simpler and as a result it's much easier for you to use. As well if you start to explore what you're describing you actually end up having to do a lot more mouse clicks then the solution we offer. It might not seem at first but once you start to really look at how to implement it, especially for items that change, it quickly becomes apparent the extent and complexity of the screens you need to make this happen.

Another issue is what happens if the amounts are due on different dates? For example the utilities may not be due on the same date as the rent, nor may the parking, etc. In most cases yes but this is not always true.

When you say they don't appear, can you please confirm what you set for the Scheduled Entry? That is what is the Start Date, Frequency, and Advance Notice. Basically we need to confirm that the data is correct. After that have you at any time deleted any Suggested Entries? I ask because once deleted the entry is permanently gone. Assuming all the above is correct, then we can look at your case in more detail as the database contains audit records of certain actions you perform (for Scheduled and Suggested Entries) and as such we can look up the history for a specific Scheduled Entry. However before we get to this level let's first confirm the two items above. That and let's verify that you're on version 11.05c.
