Does this software handle GST for use in Australia? I would like to get some affordable property management software for an agency with up to 100 or so expected properties. Does this software offer trust accounting reconciliation features, etc? banking payments, owner statements, etc? How does it compare to software like: Rest Professional Console |

In terms of trust acocunting reconciliation features, does this program offer a cash receipts journal, a cash payments journal and a transfer journal? It's also a requirement here to have trust ledger accounts. Every month we are required to: ascertain the balance of the trust journals reconcile the balance of your trust cash journals and trust bank account reconcile the balances of the accounts of your trust ledger with the balance of your trust cash journal. Does this software do this or can I do it manually? The requirements also state the trust accounting software must: keep a record of any information created, amended or deleted that relates to the: seller's or landlord's name and address, reference number or other identification description of each transaction ledger account reference number or other identification for each trust ledger account ledger account number The record must show the details before and after this information was created, amended or deleted not accept entries of transactions that result in a debit balance in a trust account, unless there is a chronological record of the details of the change that can be produced on request not be able to delete a trust ledger account unless the balance is zero and all outstanding cheques have been presented. When the account is deleted, the system must retain a permanent copy not be able to amend the details of a transaction already recorded, except by recording a separate transaction that makes the amendment require input in every field of a transaction data entry screen that receives information required by the Act and the Regulations |

Hi John, Based on what you're describing LandlordMax will not be a good fit for you. That being said, you will very likely need to spend upwards of several thousand dollars to find a solution that does all this, and even then that may be challenging. You definitely won't find anything in our price range that offers anything to this level of trust account support, etc. Just one of the solutions you mentioned offered a $3400 discount! If you compare that to say our Desktop Edition of $199, well that's a more than an order of magnitude difference in price. And that's just the discount, that's not the actual price of the software.
