Deleting database on hp and starting over

so i purchased this program a few years ago and started to set up the program. since then and now i have been using my old program,RPM, due to change in staff. now that i have a new employee that is able to learn and understand a more advanced program such as this i am wanting to erase everything and just simply start over. how do i do this on my hp envy computer. i have my original disk and licence number. any help would be great.

Hi Justin

It's great to hear you've been using the software for years. And congratulations on your business successes.

In terms of the version you bought years ago please note the installed Editions have been discontinued due to changing market demands and we have since transitioned to the web based online Cloud Edition. Much like what happened to the movie rental business, where Blockbuster didn't adapt and change and as a result collapsed and went out of business to be replaced by Netflix, the property management software market has also undergone the same transition. It started many years ago but it really got going about 5 years ago. To the point that today there is only one solution left that we know that still offers installed software, everyone else has either transitioned or closed. There just isn't enough demand left for installed software in our market. We had ourselves been seeing declining demand for some time and once the Cloud Edition was released the shift in product demand was night and day. When we transition the change was very swift, within a two months more than 96% of all activity transitioned to the Cloud Edition, and it just got more one sided from there. To the point where we had to discontinue the installed Editions, that market had dropped to less than 3% of our total market within a few months. Again this confirms why there are no longer any installed solutions in our market other than the one holdout, and we suspect it's just a matter of time before they either close or transition.

With that in mind there will be no further updates, including security updates, as the product has been discontinued. Moving forward we will only support the Cloud Edition. The market shift has clearly shown that they want cloud based software, at least in this market space. As well please note that officially we have guaranteed free upgrades to the Cloud Edition for up to the end of this year (should you change your mind and decide you want to transfer the data). Our unofficial goal is up to 5 years but that is not guaranteed due to the fact that most people have already transitioned and keeping that ability incurs ongoing costs for diminishing returns. Therefore we do recommend upgrading sooner than later if possible. If you change your mind the instructions on how to transfer your database can be found at:

And of course if you want to start from new you can just create a new account on the Cloud Edition.

That being said if you wish to continue using the old version then you will need to manually delete the database folder to reset the software. The database folder location depends on the type of computer you have.

If you have a Windows based computer, you can find the database folder located in the Windows APPDATA folder. Please note that the path may need to be LandlordMax/desktop/database rather than just LandlordMax/database depending on the exact version you're running. To find the APPDATA folder we recommend going to Google or Youtube as it can change slightly depending on which version of Windows you're running, and some folders may also be hidden. Generally YouTube is easier to follow as there are many step by step videos to find the APPDATA folder.

For the Mac, the file is located in another location. In the Finder, go to the Menu Bar and open the "Go" menu. Select the entry: "Go to Folder..." Enter the path of the Application Support folder: ~/Library/Application Support/LandlordMax/desktop/database Please note that it's important you that you add the "~" at the beginning of that path otherwise it will not work, as well as a space between "Application" and "Support.

For about 8 years I have had the program based version on my computer, which I have loved. I have purchased a new computer and backed up info to cloud. But i am at a loss as how to access anything that remotely looks like the Landlord max i have enjoyed on my old computer for years. I have contacted customer support with about 4 emails regarding my confusion on this, but have not gotten any specific communication regarding my problem, other than links to go to. The links don't really help me with my situation. I simply don't know much about the cloud or how to begin to get it all operational so I can make my entries. I appreciate any help as soon as possible

It's great to hear that you've been using the software for 8 years. And more importantly that you've loved it.

In regards to your support request I just personally responded to it now. Please note that our officially guaranteed response time is within 1-2 business days. Normally we respond within the same business day (97.3% of the time within the same business day) but there can be instances where it take a little longer and goes into the next business day. We are doing our best, especially during these trying times and the pandemic, and although we can't always answer within hours we are doing our best to respond as quickly as possible.
