What is the best tool for preparing and issuing a security deposit disposition statement to a departing tenant?

Also, on the accounting screen I created a category that I listed as an expense, rather than an income item. Is there a way to delete it?

Please find the answers to your questions below:

1. What is the best tool for preparing and issuing a security deposit disposition statement to a departing tenant?

This is a very loaded question because it really depends on the specifics of the case. For example if the issue is that the tenant destroyed the property then you will want to bring proof which can include pictures, costs for the damages, etc. Therefore depending on how exactly you entered the costs to repair the damages you will need to run the appropriate report. Assuming all the costs were dated after the tenant moved out, then you could just run a report such as "Expenses for a tenant" with the Start Date being the last date the tenant was in the property which should list all the expenses you incurred to repair the damages done by the tenant.

If you need your lease agreement then you can print it from the software and so on. Basically it really depends on what you need.

That being said the best advice we can give you is to consult a lawyer and they will tell you exactly what you need, at which point you can then run the reports you need from the software.

2. Also, on the accounting screen I created a category that I listed as an expense, rather than an income item. Is there a way to delete it?

Instead of deleting it, assuming you're on the latest version, you can just change the type from an expense to an income category. There use to be a bug in older versions where you also had to edit a field to be able to change the type, but this has been resolved in newer versions and all you can just change the type directly.
